Can I rent a dumpster for a property I'm not at?
You don't need to be on site for delivery or pickup. Clear and mark the drop zone, unlock any gate, and our driver texts or calls 20 to 30 minutes before arrival. The final invoice and the landfill scale ticket arrive by email 3 to 5 business days after pickup.
Give us the gate code, a contact on site if there is one, and any HOA placement rules when you book.
What size do I need for a tenant move-out or eviction cleanout?
An apartment or small house move-out usually fits a 10 or 15-yard dumpster. A full house of left-behind furniture and junk usually needs a 20-yard. If the unit is also getting new flooring, add a size.

What left-behind items carry a fee or can't go in?
Mattresses, tires and appliances with Freon, such as refrigerators and window AC units, are $50 each. Hazardous chemicals, wet paint and batteries are prohibited; left-behind paint cans, pool chemicals and motor oil need to come out before loading.
How do I avoid a trip fee at a vacant property?
The $125 dry-run fee applies when the truck can't drop or pick up, usually because of a parked car, a locked gate or low wires. At a vacant property, confirm the gate is unlocked and nothing is parked in the drop zone the day before.

How do I know what I'm being billed for?
Every final invoice has a digital copy of the certified landfill scale ticket attached, showing the net weight of the load. Overage is $75 per ton over the included weight, charged by the exact pound, so the charge can be checked against the ticket line by line.

What does a property manager rental include?
A property cleanout rental includes delivery and pickup with no one on site, 7 days and 2 to 4 tons by size. The final invoice and the certified scale ticket arrive by email 3 to 5 business days after pickup, ready to pass to an owner or a tenant ledger.

Can you deliver to a rental property while tenants are there?
We can. Coordinate the drop spot with the tenant so cars aren't parked in the way when the truck arrives.
Can I book dumpsters for several properties?
Call with each address and date. Each rental is scheduled and billed on its own.
Do I get proof of the weight?

Can a dumpster sit at an HOA property?
Many HOAs limit how long a dumpster can sit in a driveway. Check the HOA rules and tell us any placement limits when you book.
